LEASE AGREEMENT
This Deed of Agreement of LEASE on

the FIRST PARTY.

President, with its corporate office located at ………………………Bangladesh,
hereinafter called “THE LESSEE” Part of the SECOND PARY.
Whereas the LESSEE has approached the lesser for
letting out the office spaces (………Sft) of ……………………………..(Address), which has
been fully described in the Schedule below on monthly rent for running the
FIRST PARTY has agreed to let out the said demised office spaces to the party
of SECONED PART on the following terms and conditions set forth herein:-
1. This Lease Agreement shall be effective for a period of
three years from ………/………./2021 until ………../…………/20……..
2. The rent for office spaces has been fixed at Taka ……………./- (…………………) only per month and which will be paid within the 7th day of the month.
3. The LESSEE shall not establish any project in this office spaces which will damage the environment of this Area.

4. That during the continuance of this lease, the LESSEE shall have; the right to make necessary development work by its own cost with the prior permission of the lesser.
5. The Lessee will construct & development the prior permission in this office spaces of its own cost and will take the Electricity, Gas & WASA Line connections in its own name and own cost.
6. That the LESSEE will keep the schedule office spaces in proper and tenantable condition, without causing any loss or damage to the property & will be liable to pay compensation or restitution for the replacement of any loss or damage caused voluntarily or by negligence to the demised office spaces.
7. That the LESSEE shall allow the LESSOR for overall inspection of the schedule property by the LESSOR or his authorized representative(s) on a date and for which LESSEE shall not withhold permission for the side purpose.
8. That after the expiry of the lease term period the lease may be extended or renewed for any further period of time as per mutual consent and agreement of the parties on fresh terms and condition.
9. On expiry of the lease terms the LESSEE will hand over
vacant and peaceful possession of the schedule property to the lesser or his
agent unless renewed.

10. No change, variation or modification of the terms & conditions set forth herein shall be valid unless incorporated in a written amendment to this agreement and signed by both the parties.
11. In addition to the termination clause as mentioned in the 1st Paragraph of this agreement the option remains open to both parties to terminate this agreement by giving three English Calendar months notice in writing. In such an eventuality the FIRST PARTY will refund the balance amount of the advance (if any) development cost at the time of taking possession of the vacated Land.
